Terms and Conditions

THINGS TO KNOW:

  • Check in after 3:00 PM
  • Check out before 11:00 AM
  • Minimum required age to rent Hollyview360-the Lagom Cabin is 25 years. Children with parents meeting the required minimum age are allowed. The individual renting the cabin or an adult 25 years or older must be present in the cabin. Adults cannot rent property on behalf of underage (under 25 years of age) guests, no exception.
  • A Government issued photo ID and credit/debit card is required from the person or persons renting the cabin and meeting the required minimum rental age of 25 years at the time of rental.
  • Names and ages of the other cabin occupants are required. No non-paying guests. At the time of reservation, YOU state the number of guests. If additional guests arrive, whether they spend the night or not, there is an addition $25 per person that will be charged to your credit card. Only Named and Paid Guests are allowed on the Hollyview360 property. This policy is enforced for the protection of our property and all of the guests staying at Hollyview360.
  • The maximum number of people allowed is seven.
  • No candles.
  • No Smoking: This is a non-smoking vacation rental, inside or outside. Evidence of smoking, such as the smell of cigarette, cigar, e-cigarettes, vaping or marijuana inside or outside the home by the cleaning service is sufficient basis to charge the renter the smoke cleanup and removal from furniture, bedding, curtains, AC ducts/filters. This type of cleanup is EXPENSIVE and Renter is Liable for the deep cleaning Costs incurred. Renter will be charged the actual amount of the deep cleaning and cost of any lost revenues due to cancellations caused by said cleanup.
  • No Pets: This is a no pet vacation rental.
  • Parking: Parking is available at the property at no charge. Several cars/trucks or trucks with trailers can easily park at the rental. Please use ONLY the provided parking lot. Do NOT park on the grass, under the pavilion, on the porches with any vehicles including side by sides/ATV/motorcycles.

SERVICE POLICY:

  • The property is provided with comforters, pillows, linens, blankets, bathroom towels and washcloths, kitchen towels and hand towels, along with a refrigerator, stove, oven, microwave, dishwasher and many other amenities. Upon your departure, a cleaning service to clean the house, linens and areas around the house is included in your invoice. NO towels, linens or property of Hollyview360 designated for indoor use may be used outside.
  • You are responsible for cleaning up all debris, rubbish and other garbage items created during your stay (both in the cabin, around the fire pit and the pavilion). The garbage items previously describe are to be placed in plastic garbage bags provided for you and your party and are to be placed in the large garbage bin outside.
  • All dishes, utensils, pots and pans etc., are to be placed in dishwasher upon check out.

FIREPIT & HOT TUB:

  • No fires outside of the designated fire pit area or outside fireplace. If there is a “NO FIRE” sign, it is because there is a FOREST SERVICE BAN. I agree to adhere to that rule. One bundle of firewood is provided for your convenience. Additional firewood bundles are available for purchase for $5 per bundle. If you desire additional firewood, add it to your checkout and it will be waiting for you at your time of arrival!
  • Guests with open skin conditions are asked to NOT use the hot tub.
  • The hot tub is professionally cleaned and chemically treated every Thursday. During this time, guests are kindly asked to refrain from using the hot tub to allow for proper maintenance. Hot tub safety rules are posted next to the hot tub.

USAGE AGREEMENT BETWEEN RENTER AND OWNER:

  • Hollyview360/Lagom Cabin Owners agree to allow Renters access to Lagom Cabin amenities including the outdoor fireplace, hot tub, swing area, fire pit, in door fireplace, an ATV trail, the Lagom property along the Ouachita River and the creek that runs through the Lagom property, etc.
  • Renters, and the parties accompanying a renter or renters, assume all risks for use of Hollyview 360 and Lagom cabin property and amenities. Renters agree to hold Hollyview360 Lagom Cabin Owners harmless for any bodily injuries, skin related issues, property damage or other unforeseen outcomes to renters or the parties accompanying the renter or renters, resulting from accidental, negligent, omissive or improper use of Hollyview360 and Lagom amenities.
  • Examples of Lagom amenities covered by this hold harmless agreement between Renter, Renter’s party and Owners, include but are not limited to: use of the hot tub, outdoor swings, outdoor fire pit and outdoor fire place, indoor fireplace, ladder to the loft, ladder to the Lagom Cabin top bunk bed, use of the ATV trails, creek and the Ouachita river on Hollyview360 Lagom property or in the areas around Lagom property etc.

SURROUNDINGS:

  • Lagom Cabin is located in a rural setting and deer, turkey, eagles, coyotes, raccoons and other animals are known to be in the area. There have been some bear sightings also. In order to limit the potential that animals might get in the trash, please properly secure all garbage prior to placing the garbage in the outdoor garbage bin.

CONDITION OF PROPERTY:

  • Owners of Hollyview360 have done to the best of their ability to given an accurate description of the home/property and its condition. Guests understand that it is considered as reserved “sight unseen”. Our cleaning staff will have it cleaned prior to your occupancy. All electrical, plumbing, propane/fireplaces should be in working order. Failure of operation of amenities such as TV, Wi-Fi, internet or board games are not a basis for any refund.
  • Owners will make every reasonable effort to have items repaired but does not guarantee that they will be repaired during guest occupancy. When you arrive, it you find the home has not been cleaned to normal standards, notify the owners or property manager immediately. We will do our upmost to have the proper tradesman address the problem noting that not all problems may be fixed over weekends/holidays.
  • Under no circumstances will any rental monies be refunded or returned due to the condition of the home. The Guest agrees to hold the Owner harmless from any liability for the condition of the home. Due to the nature of the rural property, this property is use at the own risk of the Guest.

CLEANING/REPAIRS:

  • The Lagom cabin has post guest occupancy cleaning include in the total price paid. Cleaning does NOT include dishes, cooking utensils or barbeque grill cleaning. Dirty dishes should be thoroughly rinsed and placed in the dishwasher. If additional cleaning is required after you leave, it will be charged to your credit card. Guests agree to keep home, furniture and furnishings in good order. Removing, adding, changing furniture without Owners WRITTEN approval will be deemed material breach of this Rental Agreement and IS STRICTLY PROHIBITED. Guest (s) are responsible for cost of replacement of any damage to furniture or premises and cost of replacement of any missing items. Under NO circumstances are any furnishings/materials/linens or any items belonging to Owners to be taken off premises.
  • ACCIDENTAL DAMAGE: Renter will be completely responsible for any and all damage(s) done to the home or property caused by the Renter or Renter’s guest, whether accidental or due to Renter’s or renter’s guest negligence.
  • USE OF EXTRAS: Renter/renters understands that additional services such as extra fireplace gas for the indoor fireplace or extra wood for the outdoor fireplace will be an additional charge.
  • CHILDPROOFING: No special efforts have been made to “childproof” the Hollyview360 property or Lagom cabin. Guest assumes responsibility/risk/harm to any children allowed on the property with the guest. These risks are not limited to, but include access to any area of the property surrounding the home, street, cleaning supplies in the home, plants in the home, patio or property premises. A loft with ladder and bunk bed with ladder exists at the property and you understand that use of this loft area and bunk bed area is at the RENTER’S RISK. There is a gate in the loft area. This gate is a “reminder” that there is a ladder below. It is NOT a safety gate and is not to be climbed on, stood on, swung on or viewed as a safety gate at any time. Renter agrees to hold the OWNER harmless from any issues or liability incurred from use of the ladder, loft area, bunk bed, bunk bed ladders or gate in loft area.
  • FURNITURE: All furniture must be returned to its original location on Guest’s departure or additional charges will incur. No furniture inside the home may be taken outside. Outdoor furniture, suitable for weather conditions, has been provided. You are not permitted to move the furniture at any time.
  • MISSING ITEMS: Renters will be charged for any missing items reasonably attributable to Renter and not returned after notification. The cleaning services performs an inventory/survey of the property after Guests depart and notifies owner of any missing items. Owner will notify Guests in the event that an item was inadvertently takes and provide the guest 24 hrs. to physically return the missing item. If the owner must replace the item(s), the cost shall be the actual cost of the item plus 20% installation fee.

ENTRY OF PREMISES

  • With the Guest’s permission, which is hereby given, the Owner or Owner’s representative may enter the premises during reasonable daytime hours without securing prior permission from Guest but shall give the Guest notice of such entry immediately prior if possible and immediately thereafter. For purposes of inventory and maintenance, a property management employee of the Owner may require entry to the premises. For such purposes, the above noted policy/procedure for entry applies. If there is an emergency, the Owner or Owner’s representative may enter the property at any time without Guest permission for the purpose of making repair to alleviate the emergency. If the Guest abandons/vacates the premises, the Owner may, at his option, terminate this agreement, re-enter the premises and remove the Guest’s property at the Guest’s expense.

USE OF SECURITY CAMERAS

  • Renters understand and accept that the property is protected with outside security cameras. These cameras are used to monitor and protect the property from potential break-ins and theft. There are NO cameras inside the property. Removal or tampering with outdoor security cameras is NOT allowed.

PERSONAL PROPERTY:

  • Guest/renter understands that any personal property of and used by Guest is not insured by Owner. Owner is not responsible for any lost, stolen, missing or damaged property of the Guest or property of the Guest left after check out. Hollyview360 will may every attempt to reach you. We will store the items found for 30 days before disposal. Any personal property that belongs to any Guest shall be deemed lost if the Guest does not claim this property within 30 days of checkout. Please see the check-out list in the guest book for you convenience to remind you of possible items you have missed.

WELL WATER & SEPTIC SYSTEM:

  • This property uses well water and a rural septic system. These systems are well maintained and in good working order. No products may be flushed in the toilet except toilet paper including NO “FLUSHABLE” items. If the Guest uses a “flushable” item, it MUST be placed in the provided waste basket. If there are improper items placed into the septic system, it will result in a service call, which will be deducted from your security deposit.
  • All food waste products must be thrown into the waste bin. No food products are to be placed in the disposal as it will results in a service call, which will be deducted from your security deposit.

NO PARTIES:

  • Although no loud parties are allowed, having fun is a must! The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increased number of occupants (guests not listed on the registration form) must be disclosed at the time of reservation and is subject to the Owner’s advanced approval.
  • While this property is rural, sound and noise easily travels across the mountains and valley areas. We respect the privacy, serenity and peacefulness of the setting and of our neighbors to enjoy this same quietness.
